Unreasonable Gaps & Holes

Draught Stopping Birchville

Draughts can lead to low temperatures inside households. A cold home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap, then it is likely to be a gap or an opening that requirements sealing in somehow. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that let air into or out within the house need the sealing. For example, if an open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are responsible for making sure that such draughts are squelched in the maximum extent possible.

There is no need to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure when the household warms and cools so that they are able to be closed and opened rather than being stuck. We will check every window and door as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Birchville

Rental properties in Birchville must have a fixed source of heat which can warm the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it must have the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source such as an air conditioner, it might need an update to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Birchville

Every living space of the rental property should contain at minimum one open door or window to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor fan to eliminate moisture.

The ventilation standard is about recognising how dry air is easier to heat and that a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t liveable and do not need an opening door or window.

Each window, door , or skylight needs to have the ability to open to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your property with shower, bath cooker or any other moisture-producing item will need adequate extractor fans which are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Birchville

Ceiling and underfloor insulation is mandatory to all rental homes since July 1, 2019. Property managers and landlords should make sure that the insulation meets this new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be topped up or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of mould and damp, and it will make it easier to allow the house to hold the heat.

Insulation requirements to meet the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Birchville Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting inside. When it concerns damp and moisture it is often those things that you aren’t aware of that can become a big problem that can cause damage to your investment as well as harming your tenant’s health.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your flooring and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from getting into the home. It also helps in preventing water damage to the floor insulation.
