Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts may lead to low temperatures inside households. A humid home costs more to heat, which results in wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap, then it’s likely a crack or an opening that needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit from your home require seals. For instance, if an open fireplace isn’t in use it may cause draughts and should be shut from. Landlords and property managers are accountable for ensuring that such draughts are squelched in the maximum extent imaginable.

You don’t require to block up intentional gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the building as the home warms and cools so that they can still be closed and opened rather than sticking. We will test all doors and windows during our Healthy Homes assessment of your rental property.

Proper heating is important for healthy homes

Heating Ebdentown

Rental properties in Ebdentown need to have a stable source of heat that is able to heat the largest or main living room to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether your current permanent heater(s) are sufficient or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must have the thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like small apartments, a smaller fixed electric heater may be sufficient.

If the living area already has a central heating source like heat pumps, it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality as they are either expensive, inefficient and/or unsafe to run.

Ebdentown Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it is about damp and water, it is often those concerns that you aren’t aware of that could be a huge problem that can cause damage to your investment and harming your tenant’s health.

Rental properties need to have effective drainage to get rid of rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture that is present in the ground from rising into the building. It also helps in preventing any damage to your underfloor insulation.
