If a draught is perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a hole or gap, then it’s likely to be a gap or hole that needs sealing in some way. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that let air in or out within your home need sealing. For instance, if an open fireplace isn’t in use it can create draughts. This must be sealed from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as possible.

The proper heating equipment is important to ensure well-being houses

Heating Ebdentown

Ebdentown rental properties need to have a stable heating source which can warm the largest or main living room to at least 18degC even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements that it be permanently fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to check if the current permanent heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump it must have a thermostat. This will make the heating more reliable and effective. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space is already equipped with a fixed heating source such as the heat pump, it might just require an update to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Ebdentown

Each living space within a rental house must have at least one openable window or exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

A ventilation quality is about recognising that dry air is more easy to heat and heat, and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore are not require an opening door or window.

Each door, window or Skylight needs for them to be in a position to open to the outside and remain fixed in an open position to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath, cooktop or other high humidity-generating items will require appropriate extractor fans that are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space, including suitable extractor fans for areas that are high in moisture.

Ceiling and underfloor insulation has been compulsory for all rent houses from 1 July 2019. All landlords and property managers have to ensure the insulation meets current standard. In some cases, existing ceiling insulation or insulation in the subfloor space may need to be topped up or replaced.

Ebdentown Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building; you have to make sure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it comes to moisture and damp it’s often not apparent that it could become a major issue and cause damages to your investment and affecting your tenant’s well-being.

Rental properties must be equipped with efficient drainage to get rid of storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop water ingress, if the rental is enclosed between your flooring and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground to stop any moisture from the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
