Unreasonable Gaps & Holes

Draught Stopping Ebdentown

Draughts can lead to dropping temperatures within houses. A cold home will cost more to heat, meaning wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a crack or a gap and you can feel it, it is likely a crack or hole which needs sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air into or out from the house require sealing. For example, if the open fireplace is not in use, it can cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent possible.

There is no require to block gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the household warms and cools in order to let them be shut and opened, rather instead of being stuck. We will examine all doors and windows during your Healthy Homes assessment of your rental property.

Heating Ebdentown

Ebdentown rental properties must have a fixed heating source that is able to heat the living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the current installed heater(s) are adequate or if you’ll require to "top up" with a new heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must include the thermostat. This makes your heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, such as small apartments, a smaller fixed electric heater might be enough.

If the living area already has a fixed heating source such as a heat pump, then it could need some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Ebdentown

Each living space within the rental property should have at least one opening windows or an exterior door to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

The ventilation quality is all about recognising the fact that dry air will be much easier to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway aren’t liveable and therefore don’t need an opening window or door.

Each window, door , or Skylight requirements for them to be in a position open to the outside and remain at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other room in your property with shower, bath and cooktop or another humidity-generating items will require adequate extractor fans that are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas of high moisture.

Insulation Ebdentown

The insulation of the ceiling and underfloor has been compulsory on all rental houses since 1 July 2019. Property managers and landlords have to make sure that the insulation meets current quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be replaced or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and damp, as well as making much easier for the house to keep heat.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Ebdentown Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside but you must ensure there is somewhere for surface and ground water to go and also stop it from getting inside. When it concerns damp and moisture it’s typically not apparent that it could become a major issue, causing damage to your investment as well as harming your tenant’s well-being.

Rental properties should have effective drainage to remove storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and that it doesn’t sit beneath structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, to block any moisture from the ground from getting into the building. It also helps in preventing moisture damage to the underfloor insulation.
