Heating Heretaunga

Heretaunga rental properties need to have a stable source of heat which can warm the living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether your current fix heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it must have the thermostat. This makes your heating more consistent and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

Ventilation Heretaunga

Every living space in a rental property has to have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

This ventilation standard is all about understanding how dry air will be easier to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable , and thus don’t require an opening window or door.

Each window, door or skylight needs at least open to the outside while remaining closed to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower, cooktop or other high moisture generating item will need appropriate extractor fans that vent out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Heretaunga

The insulation of the ceiling and underfloor has been compulsory in all rental homes as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is in line with the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be topped up or replaced.

A well-insulated house can reduce condensation and lessen the likelihood of mould and dampness as well as making an easier task for the home to keep the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well insulation withstands heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Heretaunga Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface and ground water to go and also stop it from getting inside. When it is damp and moisture, it’s frequently what you don’t see that could be a huge problem and cause damage to your investment as well as affecting your tenant’s health.

Rental properties must have effective drainage to eliminate the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and it doesn’t get sucked into buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your flooring and soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from accumulating into the structure. It also assists in preventing moisture damage to the underfloor insulation.
