Heretaunga Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the interior of the building It’s about having to make sure there is somewhere for surface as well as groundwater to move, and to prevent it from getting inside. When it concerns damp and moisture it’s usually what you don’t see that can become a big problem and cause damage to your investment and harming your tenant’s health.

Properties that are rented must have efficient drainage to get rid of storm water, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water has a place to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your floor and ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from rising into the building. It also helps to prevent from causing damage to the flooring insulation.
