Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for rain, surface or ground water and also stop it from getting inside. When it is about damp and water, it is usually those things that you aren’t aware of that could be a huge problem that can cause damages to your investment and affecting your tenant’s health.

Rental properties need to have effective drainage to eliminate rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a place to go, and it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to prevent any moisture present in the ground from rising into the building. It also helps in preventing moisture damage to the underfloor insulation.
