Healthy homes are important

Why is Healthy Homes Compliance so important?

One in three households rent from New Zealand and Pinehaven, and research has shown that these rental houses tend to be older, colder, have less effective heating, and generally tend to be lower quality than owner occupied properties.

Damp, mouldy and cold houses are linked to negative well-being results, specifically for diseases like colds and flu, asthma and cardiovascular conditions. Furthermore, people who experience four or more major housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental health.

Improve the quality of Pinehaven rental property will help tenants experience improved mental and physical health, and lessen the disruptions to their work, education and daily life due to diseases. Your investment will be protected from mildew, mould and damp damage, meaning lower costs for maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts are a major cause of lower temperatures in homes. A humid home costs more to heat, resulting in wasted money and energy.

If a draft can be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a crack or a gap and you can feel it, it is probably a gap or hole that needs sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit within your house need the sealing. For example, if an open fireplace isn’t being used, it may cause draughts and must be sealed off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as possible.

There is no need to block gaps or holes that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the structure when the house gets warmer and cooler, so that they are able to be shut and opened, rather instead of being stuck. We will test the windows and doors in our Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Pinehaven

Rental properties in Pinehaven need to have a stable heating source that can heat the main or largest living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable) and at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine if the fix heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it must include an thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If the main living room already has a permanent heating source, such as a heat pump, then it might need some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Pinehaven

Every living space in a rental property must contain at minimum one open windows or an exterior door to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms need to have an externally vented extractor to get rid of moisture.

The ventilation standard is all about recognising that dry air will be less difficult to heat and an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore are not need an opening window or door.

Every window, door or the skylight requirements to have the ability to open to the outside, and stay at an open angle in order to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home that has a bath, shower and cooktop or another humidity-generating items will need suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Pinehaven

Ceiling and underfloor insulation has been compulsory for all rent houses since 1 July 2019. All landlords and property managers must make sure the insulation meets the new standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and also makes more easy to the home to keep heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Pinehaven Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface, rain or ground water and also stop it from getting inside. When it is damp and moisture, it’s frequently those concerns that you aren’t aware of that can become a big problem that can cause damage to your investment and harming your tenant’s well-being.

Properties that are rented must be equipped with effective drainage to eliminate floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that the water has a proper place to go, and it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to prevent any moisture from the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
