Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts may lead to lower temperatures in houses. A cold home will cost more to heat, resulting in wasted money and energy.

If a draught could be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating out of a hole or gap that is, it is likely to be a gap or hole that needs sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Gaps greater than 3mm that let air into or out within your house require the sealing. For example, if an open fireplace is not in use, it may cause draughts and should be blocked from. Landlords and property managers are responsible for making sure that such draughts are squelched as much as possible.

You don’t need to block off holes or gaps in the building. For instance, small gaps around windows and doors could be required to allow for movement of the building when the home warms and cools in order to let them be closed and opened rather than sticking. We will test all windows and doors in the Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Pinehaven

Rental properties in Pinehaven require a reliable source of heat that can heat the living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable), at minimum 1.5 horsepower in capacity and have the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine if the current installed heater(s) are adequate or whether you will need to "top up" by adding a second heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump it needs to have a thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the main living room is already equipped with a fixed heating source like an air conditioner, it might need a top up in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality since they’re either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Pinehaven

Each living space within a rental property must have at least one opening window or exterior door to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

A ventilation quality is about recognising how the dry atmosphere is more easy to heat, and that the property that is properly ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not living spaces and therefore do not need an opening door or window.

Each door, window or the skylight requirements to be able to open to the outside, but remain at an open angle to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, and any other area in your home with shower, bath, cooktop or other high moisture-producing item will need appropriate extractor fans that can be vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Pinehaven

The insulation of the ceiling and underfloor is mandatory in all rental houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation meets standards that are in line with the latest standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A properly insulated home can help control condensation and lower the chance of mould and dampness and will also make much easier for the house to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Pinehaven Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside but you must make sure there is somewhere for rain, surface and underground water to flow, and to prevent it from getting into the building. When it concerns damp and moisture it is frequently those things that you aren’t aware of that can become a big problem, causing damage to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between your floor and soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from accumulating into the structure. It also helps prevent moisture damage to the underfloor insulation.
