Unreasonable Gaps & Holes

Draught Stopping Pinehaven

Draughts can lead to lower temperatures in homes. A cold home costs more to heat, meaning wasting money and energy.

If a draught can be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating out of a hole or gap that is, it is likely a crack or hole that needs sealing in some way. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit into your house require seals. For example, if the open fireplace isn’t being used, it may cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block off gaps or holes which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure when the household warms and cools in order to let them be closed and opened rather than securing. We will test all doors and windows during our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Pinehaven

Pinehaven rental properties should have a permanent source of heating that can heat the main or largest living space to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to remain fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to check if your current fix heater(s) are sufficient or whether you will require to "top up" with a new heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it should include a thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space is already equipped with a fixed heating source like the heat pump, it might just require an upgrade to be able to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Pinehaven

Every living space of the rental property should contain at minimum one open window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is about recognising how dry air will be easier to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t need an opening window or door.

Every window, door or skylight requirements to be able to open up to the outside and remain closed to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other area in your house that houses shower, bath and cooktop or another humidity-generating items will need proper extractor fan systems that vent towards the outside. This Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

In some cases, existing ceiling insulation or insulation in the sub floor space may need to be added or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and dampness, and also makes it easier to the household to hold the heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance, and is a measure of how well the insulation withstands heat flow. The greater the R-value, the better the insulation.

Pinehaven Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for surface and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it is frequently the things you don’t notice that can cause a lot of trouble and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties should have effective drainage to get rid of the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier typically made of polythene and is laid on top of the ground to prevent any moisture from the ground from entering the property. It also helps prevent water damage to the floor insulation.
