Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts are a major cause of low temperatures inside homes. A draughty house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or a clear draught from a hole or gap or crack, then it’s likely to be a gap or an opening that needs sealing in somehow. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air in or out of your house require seals. For example, if the open fireplace is not in use, it can cause draughts and should be sealed from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

You don’t need to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors could be required to allow for the movement of the structure when the household heats and cools, to allow them to be shut and opened, rather instead of being stuck. We will test the windows and doors in our Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Riverstone Terraces

Riverstone Terraces rental properties require a reliable heating source which can warm the living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements that it be permanently fixed (i.e., not portable), at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to check if the installed heater(s) are sufficient or if you’ll require to "top up" with a new heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters are not considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it must include an thermostat. This will make the heating more consistent and efficient. For the majority of houses, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a central heating source like the heat pump, it could require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality since they’re either not efficient, cost prohibitive to operate or unsafe to operate.

Every living space in a rental property must have at least one opening window or exterior door to provide natural ventilation. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

This ventilation quality is all about recognising it is that dried air can be much easier to heat and heat, and an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus do not require an opening door or window.

Each window, door or skylight needs at least open to the outside, but remain fixed in an open position, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other room in your property with shower, bath and cooktop or another water-generating appliance will need appropriate extractor fans that are vented out to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Riverstone Terraces

The insulation of the ceiling and underfloor is a requirement in all rental houses as of July 1st, 2019. Property managers and landlords have to make sure that the insulation meets the new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, and also makes more easy for the home to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation can withstand heat flow. The more high the R-value, more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Riverstone Terraces Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building but you must make sure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting inside. When it comes to moisture and damp it is usually what you don’t see that can cause a lot of trouble that can cause the property to suffer and harming your tenant’s well-being.

Rental properties require to have effective drainage to remove floodwaters, surface water and ground water. This includes the proper outfall or runoff. Making sure the water is able to go, and it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental is enclosed between your floor and the surface, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from accumulating into the home. It also helps in preventing moisture damage to the underfloor insulation.
