Fines for Failing to Comply

As of 1st July 2021, when a brand new or renewed contract is signed on a Riverstone Terraces rental property, all Healthy Homes compliance work must be done within 90 days.

As of 1st July 2021, if a new or renewed lease is entered into on a Riverstone Terraces rental property, all Healthy Homes compliance work must be completed inside of 90 days.

The person who is responsible to pay this fine is the one who is named on the tenancy agreement as being the person leasing the property out, so it could be the name of the landlord, or the company that manages the property.

It’s also crucial to remember that landlords who own multiple rental properties may face additional fines for non-compliance. The harshest penalties are given only for serious violations. Those who have more than six properties could receive fines of up to $50,000, and even as high as $100,000 in hearings.

Tenancies commenced between 1 July 2019 and 30 June 2021

  • Insulation of the underfloor and ceiling is mandatory for all Riverstone Terraces and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply An Insulation Statement as well as an Insurance Statement should be included with any renewal, new or modified tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate conformance with the Healthy Homes Standard that apply or will apply during the tenancy of the rental property.

Heating Riverstone Terraces

Rental properties in Riverstone Terraces should have a permanent heating source that can heat the principal or the biggest living space to at least 18degC, even on the coldest days of the year.
