Unreasonable Gaps & Holes

Draught Stopping Riverstone Terraces

Draughts may lead to low temperatures inside households. A humid home will cost more to heat, which means wasting money and energy.

If a draught could be felt through gaps that are too large or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the air is clear from a gap or hole or crack, then it’s most likely a gap or an opening that needs sealing in any way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out within your house need seals. For instance, if an open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t require to block up intentional gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow movement of the building when the home is heated and cools to allow them to be opened and closed rather than securing. We will examine all windows and doors in your Healthy Homes assessment of your rental property.

Heating Riverstone Terraces

Rental properties in Riverstone Terraces require a reliable source of heat that can warm the living area to at minimum 18degC, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to be fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to check if the fix heater(s) are adequate or whether you will require to top up with an additional heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it should include an thermostat. This makes the heating more reliable and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances such as small apartments the smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source, like a heat pump, then it might just need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Riverstone Terraces Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building but you must make sure there is somewhere to allow surface, rain or ground water and also stop it from getting into the building. When it is about damp and water, it’s frequently the things you don’t notice that can become a big problem that can cause damages to your investment and harming your tenant’s health.

Rental properties should have efficient drainage to eliminate storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure the water is able to go and that it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between the floor and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture from the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
