Unreasonable Gaps & Holes

Draught Stopping Totara Park

Draughts may lead to low temperatures inside households. A damp home is more expensive to heat, which means wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a gap or hole, then it’s most likely a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that allow air in or out of your home need to be sealed. For instance, if an open fireplace isn’t being used, it may cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t require to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building as the house warms and cools in order to let them be opened and closed rather than securing. We will inspect all windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Totara Park

Totara Park rental properties must have a fixed source of heat which can warm the main or largest living room to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements to be fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it needs to include a thermostat. This will make the heating more uniform and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases like small apartments small apartments, a smaller electric fixed heater may suffice.

If your living space already has a fixed heating source such as an air conditioner, it may require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Ceiling and underfloor insulation is a requirement in all rental houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation meets this new standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space may require to be added or replaced.

Totara Park Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building; you have to ensure there is somewhere to allow surface, rain and ground water to go and to prevent it from getting inside. When it is about damp and water, it’s typically the things you don’t notice that can cause a lot of trouble, causing damage to your investment as well as affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from accumulating into the home. It also helps to prevent moisture damage to the underfloor insulation.
