Unreasonable Gaps & Holes

Draught Stopping Totara Park

Draughts may lead to dropping temperatures within houses. A cold house will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a hole or gap or crack, then it’s likely to be a gap or an opening that requirements sealing in any way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit into the house need seals. For example, if an open fireplace isn’t in use it can cause draughts and must be sealed off. Landlords and property managers are accountable for ensuring that these draughts are stopped in the maximum extent imaginable.

There is no require to block holes or gaps that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement of the building as the home heats and cools, so that they can still be shut and opened, rather instead of being stuck. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Totara Park

Totara Park rental properties should have a permanent heating source which can warm the principal or the biggest living space to a minimum of 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs for it to be permanent (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if the current fixed heater(s) are adequate or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to be equipped with the thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source, such as a heat pump, then it might just require an upgrade to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Totara Park

Each living space within a rental property must have at least one openable doors or windows to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms should have an externally vented extractor fan that can take moisture away.

It is the ventilation standard is about recognising it is that dried air can be less difficult to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door or Skylight requirements to have the ability to open to the outside, but remain fixed in an open position to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your home that has a bath, shower and cooktop or another moisture-producing item will require suitable extractor fans that vent to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Totara Park

Underfloor and ceiling insulation is required to all rental houses since July 1, 2019. All landlords and property managers should make sure that the insulation is up to current standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, and it will make much easier to the home to hold heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Totara Park Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must ensure there is somewhere to allow surface, rain and ground water to go, and also stop it from getting inside. When it comes to moisture and damp it is usually what you don’t see that can become a big problem and cause damage to your investment and affecting your tenant’s well-being.

Rental properties should have effective drainage to eliminate storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure the water has a proper place to go, and it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between your floor and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground, to block any moisture from the ground from getting into the property. It also helps prevent water damage to the floor insulation.
