Draughts can lead to dropping temperatures within houses. A draughty house will cost more to heat, resulting in wasted money and energy.

If a draught is perceived as a result of gaps or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a crack or a gap that is, it is likely a crack or crack that requirements sealing in the way you can. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that let air into or out within your house require the sealing. In the case of an open fireplace isn’t used it can create draughts. This should be sealed from. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever possible.

Adequate heaters are important for healthy homes

Heating Totara Park

Rental properties in Totara Park require a reliable source of heating that is able to heat the living space to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs that it be permanently fixed (i.e., not portable) and at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if your current fix heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it must have a thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a fixed heating source like a heat pump, then it might need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the quality as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Totara Park

Each liveable space in a rental home must have at least one openable window or exterior door to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to take moisture away.

This ventilation quality is all about recognising how dried air can be less difficult to heat and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and don’t require an opening window or door.

Every window, door or the skylight requirements to have the ability to open to the outside, but remain closed to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with a bath, shower cooker or any other moisture generating item will require appropriate extractor fans that can be vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Totara Park

The insulation of the ceiling and underfloor is required in all rental houses since July 1, 2019. All landlords and property managers have to ensure that the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space might need to be replaced or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness as well as making more easy for the house to keep the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Totara Park Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside; you have to ensure there is somewhere for surface or ground water, and stop it from coming into the building. When it concerns damp and moisture it’s often what you don’t see that could become a major issue, causing damages to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water has a location to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between your flooring and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
