Unreasonable Gaps & Holes

Draught Stopping Totara Park

Draughts are a major cause of lower temperatures in houses. A humid house is more expensive to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or a clear draught from a hole or gap, then it’s most likely a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that let air into or out from your home need the sealing. For instance, if an open fireplace isn’t in use it could cause draughts, and must be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to block holes or gaps in the building. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure as the house is heated and cools in order to let them be opened and closed rather than sticking. We will inspect all windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Totara Park

Totara Park rental properties need to have a stable source of heating that is able to heat the living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs to remain fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current fix heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to be equipped with an thermostat. This makes your heating more consistent and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the main living room already has a central heating source, such as an air conditioner, it may need some additional energy to meet the standards. Certain types of heaters cannot be utilised to meet the standard as they are either costly, not affordable to run, or unsafe to operate.

Ventilation Totara Park

Every living space in a rental property has to contain at minimum one open window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms should have an venting fan outside to remove moisture.

This ventilation standard is all about recognising it is that dried air can be easier to heat and heat, and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t need an opening door or window.

Each door, window or the skylight requirements to have the ability to open to the outside and remain closed, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your house that houses shower, bath, cooktop or other high humidity-generating items will require proper extractor fan systems that vent out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas with high moisture.

Insulation Totara Park

Ceiling and underfloor insulation is mandatory in all rental houses as of July 1st, 2019. Property managers and landlords are required to make sure that the insulation is in line with standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be replaced or replaced.

A well-insulated house will reduce the risk of condensation and reduce the chances of mould and dampness and will also make it easier to allow the home to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Totara Park Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere for surface as well as groundwater to move and to prevent it from getting into the building. When it comes to moisture and damp it is usually the things you don’t notice that can become a big problem and cause damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to eliminate storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your rental is enclosed between your flooring and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a polythene sheet laid over the ground, in order to block any moisture in the ground from getting into the structure. It also helps prevent moisture damage to the underfloor insulation.
