If a draught can be noticed from gaps that are not adequate or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap, then it is probably a gap or hole which requirements sealing in any way. Large cracks and gaps should be permanently stopped. Any gaps greater than 3mm that allow air in or out of the home need the sealing. For example, if the open fireplace isn’t used it can cause draughts and must be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

There is no need to cover up holes or gaps in the construction. For example, tiny gaps around doors and windows could be required to allow for movement within the building as the household is heated and cools to allow them to be closed and opened instead of than securing. We will examine all doors and windows as part of your Healthy Homes assessment of your rental property.

Heating Trentham

Trentham rental properties should have a permanent source of heating that is able to heat the largest or main living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine whether the fix heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat source, then it must have the thermostat. This makes the heating more consistent and efficient. For most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments the smaller fixed electric heater could be enough.

If the main living room already has a fixed heating source such as heat pumps, it might just require an update to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the quality as they are either expensive, inefficient or unsafe to operate.
