Draughts are a major cause of low temperatures inside houses. A draughty home costs more to heat, meaning wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a crack or a gap or crack, then it is probably a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out of the home require the sealing. For example, if the open fireplace isn’t used it may cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched as much as possible.

There is no require to cover up gaps or holes that are part of the construction. For instance, small gaps around doors and windows may be required to allow movement of the building when the home gets warmer and cooler, so that they can still be closed and opened rather instead of being stuck. We will examine all doors and windows in our Healthy Homes assessment of your rental property.

Heating Trentham

Rental properties in Trentham must have a fixed source of heat that can heat the principal or the biggest living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements for it to be permanent (i.e. not portable), at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are adequate or if you’ll need to "top-up" with a new heater. Open fires and unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it requirements to include a thermostat. This makes the heating more reliable and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater may suffice.

If the living area already has a permanent heating source such as the heat pump, it may require an update in order to comply with the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re costly, not affordable to run, and/or unhealthy to run.

Ventilation Trentham

Every living space of a rental property has to contain at minimum one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

This ventilation quality is all about understanding the fact that dried air can be less difficult to heat and that the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway are not considered living spaces and therefore don’t require an opening window or door.

Each door, window or the skylight needs to have the ability of opening to the outside while remaining closed in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your home that has a bath, shower or cooktop, or any other humidity-generating items will need proper extractor fan systems that vent to the outdoors. Our Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Trentham

Underfloor and ceiling insulation is required in all rental homes as of July 1st, 2019. Property managers and landlords should make sure that the insulation is in line with the new quality. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and lessen the likelihood of mould and dampness and will also make an easier task to allow the home to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Trentham Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it is about damp and water, it’s frequently not apparent that it could become a major issue and cause damage to your investment and harming your tenant’s health.

Rental properties need to be equipped with effective drainage to remove storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go, and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

The ground-moisture barrier generally a polythene sheet laid over the ground, in order to block any moisture from the ground from entering the building. It also helps to prevent from causing damage to the flooring insulation.
