Unreasonable Gaps & Holes

Draught Stopping Trentham

Draughts increase the likelihood of dropping temperatures within homes. A cold house is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it’s likely to be a gap or an opening that needs sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air in or out within the home require the sealing. For instance, if an open fireplace isn’t in use it can create draughts. This must be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever possible.

You don’t require to cover up gaps or holes in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement of the building when the household gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will examine every window and door during your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Trentham

Trentham rental properties need to have a stable source of heat that is able to heat the living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to check if the installed heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must have an thermostat. This will help make your heating more consistent and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like apartments with small spaces an electric, fixed heater may suffice.

If your living space already has a central heating source like a heat pump, then it might just require an update to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Trentham

Each liveable space in a rental property has to have at least one openable door or window to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation quality is all about recognising the fact that the dry atmosphere is more easy to heat and that a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and are not require an opening window or door.

Each window, door , or skylight needs to be able open to the outside, but remain at an open angle to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and any other room in your house that houses a bath, shower, cooktop or other high humidity-generating items will require suitable extractor fans that vent to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Trentham

Underfloor and ceiling insulation has been compulsory on all rental houses as of July 1st, 2019. Property managers and landlords have to make sure the insulation meets current quality. In some instances, an existing insulation on the ceiling or in the sub floor space might need to be replaced or replaced.

A well-insulated house can help control condensation and reduce the chances of dampness and mould, and will also make much easier to allow the household to hold the heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation withstands heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Trentham Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building it’s also about the outside. You must make sure there is somewhere for rain, surface and ground water to go, and stop it from coming into the building. When it concerns damp and moisture it’s typically those things that you aren’t aware of that could be a huge problem and cause damages to your investment and affecting your tenant’s health.

Rental properties must be equipped with efficient drainage for the removal of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go, and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between your floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture from the ground from accumulating into the building. It also helps to prevent moisture damage to the underfloor insulation.
